As buildings, facilities, and campuses become increasingly interconnected, instrumented, and intelligent, there are new tools to address these issues.
IBM TRIRIGA Energy Optimization V1.1 (formerly known as IBM Intelligent Building Management V1.1):
- Helps increase building management effectiveness and productivity, improve energy efficiency, and increase occupant satisfaction. It achieves this through centralized facility and asset management, real-time monitoring, and energy analytics, and control mechanisms.
- Helps businesses monitor key building energy metrics, provides alerts when anomalies are detected, and initiates work orders for corrective action. VMware vCenter Server can be installed on physical hardware running a Windows operating system that is supported by VMware vSphere. It can also be installed on a virtual machine that runs a VMware vSphere-supported Windows operating system as a guest. The virtual machine can run on one of the provisioned VMware ESXi hypervisors.

General charge terms
Hundred thousand square meters
Hundred thousand square meters is a unit of measure by which the program can be licensed. Gross square area is the sum of all areas on all floors of a building within the outside faces of its exterior walls, including all vertical penetrations and technical infrastructure rooms. Licensee must obtain hundred thousand square meters entitlements sufficient to cover the total gross square area managed by the program.
Million square feet
Million square feet is a unit of measure by which the program can be licensed. Gross square area is the sum of all areas on all floors of a building within the outside faces of its exterior walls, including all vertical penetrations and technical infrastructure rooms. Licensee must obtain million square feet entitlements sufficient to cover the total gross square area managed by the program.
Pricing examples
IBM TRIRIGA Energy Optimization is licensed as a single part number based on the square footage or square meters of the buildings which are being managed by the solution. It is licensed in either 1 million square feet or 100,000 square meter increments. Customers may choose either 1 million square feet or 100,000 square meter metrics in order to license the solution. For example, a customer using IBM TRIRIGA Energy Optimization to manage 10 buildings, each measured at 250,000 square feet, would purchase a quantity of three 1 million square feet entitlements of IBM TRIRIGA Energy Optimization.
IBM TRIRIGA Energy Optimization usage is restricted to managing building infrastructure and equipment to support building operation (such as heating, cooling, and ventilation).
IBM TRIRIGA Energy Optimization will be able to help manage the energy usage of a building including non-IT equipment in a data center such as power distribution units (PDU), computer room air conditioning (CRAC), and chillers.
IBM TRIRIGA Energy Optimization may be used to manage the energy usage of IT assets within a data center (such as servers, storage devices, personal computers, switches, and routers), however, additional licenses for appropriate products to support the management of those assets.
A data center is a dedicated area used to house IT equipment.
In order to manage the power and thermal characteristics of the IT equipment in the data center, such as servers, storage devices and telecommunications equipment as well as access data center specific reports, separate licenses for IBM TRIRIGA Energy Optimization will be required.

A university wants to manage the energy and facilities operations cost of 5 of their buildings on campus which measure a total of 2.5 million square feet. This customer would like to use IBM TRIRIGA Energy Optimization in order to reduce its facility operations cost and optimize its energy costs. Therefore, the following licensing scheme applies:

Passport Advantage allows you to have a common anniversary date for Software Subscription and Support renewals, which can simplify management and budgeting for eligible new versions and releases (and related technical support) for your covered products. The anniversary date, established at the start of your Passport Advantage Agreement, will remain unchanged while your Passport Advantage Agreement remains in effect. New software purchases will initially include twelve full months of Software Subscription and Support. Licensing
IBM International Program License Agreement including the License Information document and Proof of Entitlement (PoE) govern your use of the program. PoEs are required for all authorized use. Part number products only, offered outside of Passport Advantage , where applicable, are license only and do not include Software Maintenance.
These programs are licensed under the IBM Program License Agreement (IPLA) and the associated Agreement for Acquisition of Software Maintenance, which provide for support with ongoing access to releases and versions of the program. IBM includes one year of Software Subscription and Support (also referred to as Software Maintenance) with the initial license acquisition of each program acquired. The initial period of Software Subscription and Support (also referred to as Software Maintenance) can be extended by the purchase of a renewal option, if available. These programs have a one-time license charge for use of the program and an annual renewable charge for the enhanced support that includes telephone assistance (voice support for defects during normal business hours), as well as access to updates, releases, and versions of the program as long as support is in effect.

Limited warranty
IBM warrants that when the program is used in the specified operating environment, it will conform to its specifications. The warranty applies only to the unmodified portion of the program. IBM does not warrant uninterrupted or error-free operation of the program or that IBM will correct all program defects. You are responsible for the results obtained from the use of the program.
IBM provides you with access to IBM databases containing information on known program defects, defect corrections, restrictions, and bypasses at no additional charge. For further information, consult the IBM Software Support Handbook found at
IBM will maintain this information for at least one year after the original licensee acquires the program (warranty period).
Program technical support
Technical support of a program product version or release will be available for a minimum of five years from the general availability date, as long as your Software Subscription and Support (also referred to as Software Maintenance) is in effect. This technical support allows you to obtain assistance (via telephone or electronic means) from IBM for product-specific, task-oriented questions regarding the installation and operation of the program product. Software Subscription and Support (Software Maintenance) also provides you with access to updates (modifications or fixes), releases, and versions of the program. You will be notified, via announcement letter, of discontinuance of support with 12 months' notice. If you require additional technical support from IBM , including an extension of support beyond the discontinuance date, contact your IBM representative or IBM Business Partner. This extension may be available for a fee.
Money-back guarantee
If for any reason you are dissatisfied with the program and you are the original licensee, you may obtain a refund of the amount you paid for it, if within 30 days of your invoice date you return the program and its PoE to the party from whom you obtained it. If you downloaded the program, you may contact the party from whom you acquired it for instructions on how to obtain the refund.
